Why don't you all talk to her about the methodology and reasoning process employed by Rahway that made them turn down Dornoch's request for an abatement? There's plenty that she can say about the Rahway council's decision that would not fall under executive privilege. What are her thoughts? According her bio on the city's website, she brings a wealth of experience to planning and development:

"The Department of Public Works and Urban Development is responsible for providing administrative oversight for all physical and social planning, care and maintenance of City facilities and engineering services.

Jennifer Wenson Maier is a Licensed Planner and Registered Architect with 35 years of experience. She worked as a manager of various New York and New Jersey firms before opening her own practice ten years ago. She resides in Rahway, New Jersey where she is Council President.

Jennifer has experience with commercial, custom residential, high hazard industrial, hospitality, health care, municipal and federal projects. She has worked on redevelopment projects with private and municipal clients and has managed multi-million dollar projects. Ms. Wenson has also presented numerous projects to planning and zoning boards in private practice. She brings with her a wealth of experience from private industry in her professional experience and also from her background in management."

Why hasn't she weighed in with why her city's administrator turned down Fishman's request for an abatement? Why didn't she bring it up and explain why she thinks Plainfield's taxpayers should foot the bill for the 60% of taxes newcomers wouldn't pay for 5 years? Why is it good for Plainfield and not good for Rahway? Why don't we replace our city administrator, Mr. "I'll get back to you" with the guy from Rahway?Anonymousnoreply@blogger.comtag:blogger.com,1999:blog-4006829178157020052.post-87970620470824197422009-09-14T14:00:44.773-04:002009-09-14T14:00:44.773-04:00It seems to me that the Lesniak law firm's cli...It seems to me that the Lesniak law firm's client has already received a sweet-heart deal, i.e, the land for $1. Even with the sweet-heart deal, the project is still a failure. There are many projects that the UCIA has acted as redevelopment agency that are failures. While on paper, the projects look promising, but in reality, they are pie-in-the-sky projects that you would be hard-pressed to find a developer willing to a provided 100% investment in projects such as these without the assistance of the UCIA or other redevelopment agencies (such as the Rahway Redevelopment Agency for instance). Redevelopment cannot be forced if there is no market. Market demands should dictate development ... not the other way around.

It is wholly unfair to grant this developer another sweet heart deal to the detriment of long suffering taxpayers who have provided the financial support for this City for years.

Be aware of scare tactics, such as the City losing the Senior and Veteran's Center. It is what it is.Anonymousnoreply@blogger.comtag:blogger.com,1999:blog-4006829178157020052.post-2747562417391094202009-09-13T19:02:45.733-04:002009-09-13T19:02:45.733-04:00I am stunned that the administration would even th...I am stunned that the administration would even think to bring back the Monarch proposal. After reading this latest response from the administration, it's clear that they have no respect for either the council or the citizenry. They have not given any true answers for wanting this abatement other than that it is for the developer. Where's my abatement? I pay taxes!

Funny how Mr. Dashield completely avoids the question about whether the developer is in trouble with the Rahway project.

Funny also is how Mr. Dashield doesn't say anything about the city getting an independent appraisal of the true current market value of the units.

I have a question: Can the city council order their own appraisal? I don't see why not. You have some discretionary money, so it makes sense to spend $300-500 to find out the answer to this question. Hell, I'm sure we could get citizens to pitch in $5 or $10 each to get an independent appraisal from a reputable firm with NO ties to Green, the developer, or the mayor. A couple of agents that I know said that given the current conditions, those condos are way overpriced. Even though they're new, you can walk down about 4-5 blocks along Front St. and get an apartment for roughly $80-100,000 cheaper! So why isn't the administration asking this man to lower his price?Anonymousnoreply@blogger.comtag:blogger.com,1999:blog-4006829178157020052.post-9964842114557680512009-09-13T17:44:07.019-04:002009-09-13T17:44:07.019-04:00The administration's answers are very simplist...The administration's answers are very simplistic in answering complicated questions.

In answering what is success - the administration indicates having all the units sold would be successful. True, but there is no additional forethought about the condos going into foreclosure in 5 years, or having them rented out after they are purchased.

The lack of insight permeates the entire project. The council should be wary and I, for one, am very afraid.Anonymousnoreply@blogger.com
